FAQ

BEFORE YOU DECIDE TO SELL YOUR HOUSE, ASK THE BUYER THE FOLLOWING:

  • How many houses have you / your company bought & sold in the past 12 months?
Every year, we buy & sell about 125-175 properties. With that many closed transactions, comes a much smoother process for the client & higher satisfaction rates!
  • Are you local?
You want to sell your property to someone you can call and talk to about the contract. Someone who can work with you and tailor the closing process specific to your needs. You don’t want to be stuck working with an out of state corporation, having to call a 1-800 number ‘during business hours’ only to reach someone on the other line that’s not the actual decision maker to purchase your property.
  • How long have you and your company been in business?
We’ve been in business since 2012 and served thousands of happy clients! Don’t go with a new company that does not have a proven track record.
  • How much earnest money are they putting down?
You want someone that is willing to put down a deposit that shows they are serious.Make sure they send you proof that the earnest money has been deposited.
  • Are they a licensed agent?
Licensed agents are held to a higher standard by the real estate commission
  • Can you show me proof of funds?
Many real estate investors are actually ‘wholesalers’ which means they don’t plan to actually buy your house and they don’t have the money to purchase your house.
  • How long is their contract?
When you see a 1-2 page contract, it is typically a new Wholeseller that just watched a few Youtube videos on investing and printed a form off Google. Make sure the contracts you are signing are the Georgia Association of Realtors (GAR) forms. Get a proof of funds - whether it is a bank statement, a screenshot, or a letter from their banker - make sure they have the ability to buy your house
  • Once you go under contract to buy someone's house, what percentage of those houses do you actually purchase?
Just because someone gives you a high price offer, does not mean they will actually go through with the closing. Be weary of overly high offers and lack of experience. You don’t want to be under contract for two months, only to find out on closing day that your contract has been voided and the person looking to buy your house is no where to be seen
